Pilot Property Management, LLC specializes in long-term, single family homes, townhouses and condominiums rentals in the Portland Metro area.  As a full-service management firm, we offer tenant placement, credit and criminal screening, maintenance, property inspections, collections, evictions, and monthly financial reporting.

Tenant Screening
Each potential tenant over 18 must fill out a rental application. The past rental history and employment information on the rental application is verified and a credit check is done using Background Investigations Inc.   When screening tenants, we adhere to Fair Housing guidelines, Condominium/ Home Owner Association restrictions and our published Residential Selection Criteria guide.
 
 
Maintenance
 
Pilot Property Management has established relationships with local vendors who provide quality and timely maintenance for your property 24 hours a day/365 days a year. Having access to licensed contractors in service trades enables us to get preferential rates which save you money.    We can assist you in finding dependable providers for yard maintenance, pool care, pest control and other necessary routine maintenance.
 
 
Inspections
 
At the time of the initial move in, we do a walk through of your property to document the condition of the interior and exterior. We also leave a move-in check list for the new tenant so they can notify us within the week of their tenancy of any issues that need to be addressed. At the conclusion of the lease, having photo and thorough inspections for comparison of move-in/move-out condition of the property is invaluable in making a claim against security deposits.
 
 
Tenant Relationships
 
We believe it is important to foster and maintain good tenant relationships. By being accessible to the tenants by phone 24 hours a day and by e-mail, we are able to provide them with almost instant access if a problem arises. Our tenants know that we provide prompt service and respect them. Tenants usually respond by taking pride in where they live and treating the property as if it were their own investment.
 
 
Evictions / Collections
 
While we strive to avoid evictions/collections, they occasionally do occur. We will provide posting services for the Three-Day notices and refer the eviction paperwork to a specialized local eviction handling service.  
  
 
Accounting
 
We provide our owners with monthly financial statements showing year-to-date information so you know exactly how much money has been collected and disbursed and showing where the disbursements were made. At the end of the year, we provide you with the tax information that you will need for your rental property. Additionally, we can provide rental history information, past expense history and other financial information which you may desire. 
 
 
Time to Sell?
 
We work closely with licensed real estate brokers from our office and other offices who can help you sell your rental property. They will gladly supply you with a complete market analysis and current market-condition information to assist you. With the same enthusiasm and commitment to managing your property, they can list and sell your property as well! If you currently have your own broker, we will also work with your broker to achieve your ultimate goal!
